Terms of Service

1. Acceptance of Terms
By accessing or using the Immo AI platform ("Service"), you agree to be bound by these Terms of Service. If you are using the Service on behalf of an organization, you represent that you have the authority to bind that organization to these terms. If you do not agree, do not use the Service.
2. Description of Service
Immo AI provides an AI-powered rental inquiry management platform that automates tenant communication through messaging channels (WhatsApp, Facebook Messenger, Instagram Direct, Line, and others). The Service includes automatic tenant qualification, viewing scheduling via Google Calendar, human handoff alerts, lead follow-up, and an administrative dashboard.
3. Eligibility & Accounts
The Service is intended for property management agencies and real estate professionals. You must be at least 18 years of age and authorized to enter into legally binding contracts. You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account.
4. Acceptable Use
You agree to use the Service only for lawful rental-related business purposes. You must not: • Use the Service to send unsolicited or deceptive communications • Collect or harvest personal data beyond what is necessary for rental transactions • Attempt to reverse-engineer, disassemble, or modify the AI system • Share account access with unauthorized parties • Use the Service in violation of applicable data protection laws (including GDPR) • Impersonate another person or organization
5. Third-Party Integrations
Your use of third-party platform integrations (Meta, Google, Line) through our Service is subject to the terms and policies of those platforms. You are responsible for obtaining and maintaining any required accounts, permissions, or verifications with those platforms. Immo AI is not responsible for the availability or terms of third-party services.
6. Intellectual Property
Immo AI and its licensors retain all intellectual property rights in the Service, including the AI models, software, design, and content. You retain ownership of your data (property listings, conversation history, tenant information) and grant Immo AI a license to process that data solely to provide the Service.
7. Data & Privacy
Your use of the Service is subject to our Privacy Policy. You are responsible for ensuring that your use of the Service complies with applicable privacy and data protection laws, including obtaining any required consents from tenants and prospects before using the Service to communicate with them.
8. Limitation of Liability
To the maximum extent permitted by law, Immo AI shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of revenue, loss of data, or loss of business opportunities, arising from or related to your use of the Service. Our total liability shall not exceed the fees paid by you in the three months preceding the claim.
9. Disclaimer of Warranties
The Service is provided "as is" and "as available" without warranties of any kind, express or implied. We do not guarantee that the Service will be uninterrupted, error-free, or that AI responses will be perfectly accurate. AI-generated communications are tools to assist your team — final responsibility for tenant relationships remains with your agency.
10. Termination
Either party may terminate the agreement with 30 days' written notice. We may suspend or terminate your access immediately if you breach these terms. Upon termination, your data will be retained for 90 days and then deleted, unless you request earlier deletion.
11. Governing Law
These Terms are governed by applicable law. Any disputes shall be resolved through binding arbitration or in the courts of competent jurisdiction. Nothing in these terms limits your statutory consumer rights where applicable.
12. Changes to Terms
We reserve the right to update these Terms at any time. Material changes will be communicated with at least 14 days' notice. Continued use of the Service after the effective date constitutes acceptance.
